If you should decide not to lease the reserved unit, the earnest money deposit is non-refundable subject to any grace periods required by state or local laws. All security deposits are non-refundable if you decide to cancel your move-in.  Please be sure to review the Resident Screening Criteria below before completing the application.

Credit score is 599 or higher (additional deposit may be required)

 

Established credit history within 24 months

 

No outstanding mortgage debt evident within 60 months

 

No outstanding utility debt evident within 84 months

 

No bankruptcies within 36 months

 

No outstanding landlord debt evident within 24 months

 

No foreclosures within 60 months

 

No civil judgments within 36 months

 

No outstanding tax liens within 60 months

 

Less than $1,500 in collections within 24 months

 

Pass social security number verification

 

Not listed on sex offender registry

 

No felony convictions in the last 3 years

 

No evictions filed

 

24 months of proven non-familial rental history

 

On the job for 12 months

 

Monthly Earnings – 3 times the rent amount in net wages

 

Guarantor Earnings* – 5 times the rent amount in net wages

 

 

 

* Guarantors only accepted for verified full time students
